How to Move Your Domain Without Any Downtime

With a little advanced planning, moving your domain to a new hosting company is a painless process. The approach outlined here will allow you to move any domain without downtime. The basic steps are:

  • Set up your new webhosting account
  • If needed, transfer your domain
  • Change your domain's name servers
  • Cancel your old hosting account
  • The first step is to set up a new webhosting account. Pick a host that has the features, support and cost that fit your budget. Follow their online signup process and set up the account. Make sure you upload all your files to the new site before going on. Step 1 can be completed in 1-24 hours.

The second step is to transfer your domain to a new registrar. I recomend this step IF your registrar and your hosting provider are the same company. Step 2 will take 24 hours wile the domain registries sort themselves out.

The third step is to change your name servers to the name servers of your new hosting provider. Simply log in to your domain registrar's control pannel and update the name servers to the ones provided to you by your new hosting company. This step will take the longest. If you want to be paranoid about it, wait atleast 48 hours before going to the next step. The longer you wait the better, but 72 hour should be safe enough.

Last but not least, don't forget to cancel your web hosting with your old internet provider.

Stress Management: KYFM - Keep Your Feet Moving

One of my favorite stories about change is the story called ``The Room of 10,000 Monsters.''

In this room, all your worst fears, anxieties and nightmares are played out in front of you as if they were real. You walk in and close the door behind you. There is no handle on the inside of the door. The only door with a handle is across the room.

If you can walk across the room and reach the door, you will reach Nirvana. You have to go by yourself, and you get only two pieces of advice:

The first is no matter what you see, hear or feel, remember that it's not real, it's just taken from your own imagination. That's good advice, but if your biggest fear is of heights and you see yourself on the edge of a 20-story building, you're not likely to get anywhere.

The second piece of advice is that no matter what you see, hear or feel, keep your feet moving, and you will get to the other side.

    The moral of the story:

Even in the face of rejection, keep your feet moving!

When you are tuned into the station KYFM - Keep Your Feet Moving(TM) you won't get stuck in fear, you keep making progress no matter what.

Be Careful - A Real Estate Agent Could Lead You Astray

The real estate agent is a valuable source of potential deals for you as an investor. They have access to the multiple listing resources and of course, have a monopoly on this information so they have to be part of your game plan as an investor. Working with real estate agents can be difficult depending on the agent.

Some of the factors that you should take note of include the following:

  • When you want to purchase a property, offer them a short closing date.
One way of getting an agent to take you seriously is to offer a fast closing date. There are a few things that make an agent more excited than the thought of getting their commission within the next 14 days. If the agent has another offer presented to him/her they will usually advise the client to take the offer and close than accept an offer that is higher in price. One of the reasons is because it is better to have "a bird in the hand, rather than two in the bush".
  • See if you can present a creative offer to the owner in person, rather than through the agent.
If you have an offer that needs to be explained in a fashion to the owner which brings out all its great benefits, then you may have to assist on presenting the offer in person or with the agent. If you present that type of offer to an agent, it may not even reach the owner and certainly will be given less priority than other offers. Agents in general do not like creative offers because they are more interested in conventional offers from solid buyers.
  • Be suspicious of agents.
Be suspicious of any agent who tells you what a great deal you are getting on a property. The fact is, if it is such a good deal, why he/she didn't buy it. Don't take their word as to value. Ask for a comparable sales printout to show what other properties in the area are selling for. If comparable sales information shows the same square meters as the house you are looking at, then take a drive by and see if it is correct. Don't leave the homework to your agent; make sure you do a little bit of your own assessment.
  • Don't be bullied by agents.
Don't be afraid to speak openly with your agent if something is being done that is not to your advantage. Unfortunately there are some agents who are unethical, and work only to ensure that they get their commission. Sometimes they will refuse to present your offer to the owner when it is their obligation and duty to do so.

Many times an agent will lie and tell you to your face that your offer has been rejected, when in fact, it was never presented. If you feel that this may be the case, don't be afraid to go over the agents head and see the owner of the agency. If you find a broker is uncooperative or not acting in your interests, then the best thing is to go to another agent. The new agent will approach the same owner on your behalf.

  • See some properties with the agent.
Arrange to meet the agent and discuss fully what you are looking for. Do this before he/she takes you around to see some properties. Ask them to find a number of properties that will suit your requirements and make sure you are clear on exactly what you want so no time is wasted. The good agent will make an appointment for you to inspect properties very quickly so they can get a feel for what you are looking for.

They will take you to all the properties and they will rearrange their times to suit your timetable. It is a good idea to take someone that you trust with you when you are looking at properties so you can get another opinion. Indicate to the agent that you are serious about your search and that if the right property is found, you would definitely be interested in proceeding. It is a good idea to take your check book with you so that the agent can see that you are serious about finding the right property.

Sometimes buying a property from a typical agent can be difficult. Many of them will tell you not to call them by to check the properties from the advertisements that they place. These are the agents that would rather place an advertisement than call the right buyer so it might be wise to use other agents.

  • Note: The above points do not apply to all agents. We are talking about the disreputable minority out there. Most agents care about their work and they labor to represent their client efficiently and professionally. Those are the ones to look for.

Why Dont I Understand My Dog?

I have encountered folks who have complained to me about their numerous (dog) behavior problems. And interestingly enough, I usually discover that most of the behavioral problems are linked to a common factor. That common factor being pet owners all too often miss crucial, pet communication signals because of their busy lifestyles.

What do I mean, "...miss crucial, pet communication signals...?" While many people love the idea of having animal companions, we also have daily responsibilities such as jobs, attending school, families, and other priorities. And usually, our pets end up last place on life's totem pole.

Another issue that certainly plays a key factor in how capable we are to understanding our animals' needs and wants is whether or not we have indoor or outdoor pets. Though indoor pets may pose a little extra patience with regard to training, I highly recommend (as does the Humane Society ) keeping pets indoors with family.

What most individuals do not take into account is that once a collective choice is made to adopt an animal, that is precisely what is being done: we are adopting a living, feeling, creature into our lives; thus, we must consciously realize that by adopting an animal, he or she is to become a permanent addition and family member.

We certainly wouldn't adopt a newborn and place him outside on a chain all day until we returned from work, would we? Therefore, we must always remember to treat our animals just as considerately and compassionately as we would our own children.

Puppies and dogs, like their human toddler counterparts, are innately curious, clumsy and tend to have accidents. When we understand that these commonalties exist and we anticipate this prior to welcoming Rover into our hearts and homes, we are better able to coexist and develop a long-term and loving reciprocal relationship with our animal counterparts.

So step one into understanding our pets is to unconditionally accept them into our homes. Having several, large canine companions, (whom all live indoors with me), I've learned to recognize and distinguish types of body language and visual dialogue that speaks volumes. When our dogs live indoors with us, we can interpret the language of love. Not only do we see their personalities unfold before our eyes, we learn to be intuitive to each of our pets' needs, similar to our own.

From experience, I can literally close my eyes and distinguish each dog's presence simply by touch and sense. Why? Because by having them alongside me, I've learned their individual motions, breathes, sounds and feel. And in turn, they present their comical and goofy sides, their playfulness and their unconditional love for us.

When we invite our dogs into our lives - truly into our lives - we discover a world of fascination, innocence, inspiration, laughter, amusement, and an indescribable love. So how can pet owners learn to better understand their dog's behavior? Give Beethoven a bath, bring him inside and watch how his character evolves. The more time we spend one-on-one with our dogs, the better we are able to recognize specific traits and how to employ gentle behavior training techniques.

Having seven huge dogs, I've come to terms that dogs are one of life's most precious gifts. They are here for just a little while. When we take time to get to know them individually, we gain more than just a pet; we gain a friend for life.

    Motivation: How to Get Unstuck

    Have you ever felt stuck?

You know the feeling - you're not happy with a situation, you know it could be better, you've even tried to make it better. But all of your best efforts still end with the "same old-same old" feeling - STUCK!

Well, you are not alone, it's a very big club.

In fact, when I ask this question in seminars, just about everyone raises their hand. I have a strong suspicion hose who don't raise their hand are the folks who would never raise their hand in public no matter what I ask.

If so many folks feel this way, then why aren't more people finding ways to get unstuck. The simple answer is that we are not taught how to solve this problem. There's isn't a course that I'm aware of called Getting Unstuck 101.

So we wind up doing the same things, that don't work, over and over again and expect different results. It's similar to what we do when we get our car stuck in the sand, mud or snow: if we don't get out on the first try, we spin our wheels, digging the hole deeper and deeper and we get "stucker and stucker."

Another good illustration of staying stuck can be found in a story called "What to Do When Your Horse Dies."

If the horse you've been riding has died, then get off the horse!

But instead of getting off, we try:

    ?buying a stronger whip
    ?switching riders
?trying a new bit or bridle
?moving the horse to a new location
?saying "this is the way we've always ridden this horse"
?form a commission to study the horse
?visit other places where they ride dead horses more efficiently
    ?blame the horse's parents
?complain about the state of horses these days."

Why in the world would we try any of the above solutions with a dead horse? Yet we do it all the time. In our stubbornness, we keep trying to solve a problem with the exact same kind of thinking that created the problem in the first place.

    How to Get Un-Stuck

Now for the good stuff - the tools and solutions. Here are just a few suggestions:

Albert Einstein said it much better than I ever could: "You can't solve a problem with the same level of thinking that created the problem."

We all can change our thinking by asking better questions.

Change the lame sounding-dead roach-victim whining "why does this always happen to me-it's not fair-what did I do to deserve this" garbage question to "in how many ways can I creatively get unstuck while benefiting myself and others and enjoy the process?"

Use unusual, creative, silly, never-tried-it-that-way-before solutions. Remember that "every unattempted solution fails."

Ask for help. I know this idea sounds so un-American-I can do it myself-I can handle it-I don't need any one-proud and independent blather, but it works, just about every time. Just make sure you ask the right people: instead of asking those that are just as stuck as you, ask those who have been where you are and found their way to the other side.

A word of caution, however. While there is much to gain by getting un-stuck, there are a few things you must be prepared to give up as well. Things like:

?not being responsible/accountable for where you are
?no one expecting anything from you
    ?the helpless victim role
?the security and safety of the familiar

But if you are ready to give these things up, then let's get going, it's time to get unstuck and go live. It's like the old saying, "a ship is safe in the harbor, but that's not for what ships are made."

Happy sailing, and keep the change!

    Managing YOUR Expectations

I sit on the board of an organization and at the last meeting found myself speaking with another board member named Standolyn Robertson. Standolyn is also a business owner and our conversation was about managing expectations ? both ours and our clients. She said something that is very true--'It is about using our knowledge and expertise to foresee and side-step roadblocks, revise unrealistic timelines and debunk myths.' And I couldn't agree more.

But there are times when I am not there to coach a client and it seems prudent to share information with you on how to manage your own set of expectations when it comes to improving your organizing or time management skills.

    Foresee and side-step roadblocks

If you have tried to improve your skills in the past, but have not been successful over the short or long-term, step back and think about the types of roadblocks that interfered with your success. Was time committed to your calendar? Did you lack information? Did you lack of support? Wrong tools? Did you even have ownership of your goal? Or maybe it was perfectionism that got in the way. As I have said in the past and continue to say, the goal is to be successful?not perfect. Identifying past roadblocks will help you become more aware of them so that you may be better prepared to overcome them and reach your goal.

    Revise unrealistic timelines

Your organizing and time management challenges didn't happen over night and they won't be solved overnight. Give yourself some leeway.

Select some milestone dates, put them on you calendar and revise them only if absolutely necessary. For example, "Have an organized office by 12/31/05." In between these milestones select smaller tasks that you will do to build to your milestone date. For example, "Organize the desktop" or "Organize a filing drawer". Smaller activities routinely spaced apart help lead to your milestone date.

    Debunk myths

Maybe there are some myths floating around in your mind. Things like, 'touch a piece of paper only once', 'someone else can organize my workspace and it will work for me', or my all time favorite?'I don't have time to get organized'. These are old, ineffective recordings that are repeating in your head. Toss them aside and replace them with something that moves you forward. For example, 'I can find paper, time and peace of mind if I begin NOW.'

Learn to manage your expectations and ultimate your success.
